Roofing in Coomera

Coomera QLD 4209: a local roofing guide.

Coomera is one of the Gold Coast's fastest-growing areas, with large new estates built mainly since the 2000s. Most homes are young, and so are their roofs.

Young roofs, early defects

New roofs rarely need replacing, but they can have defects: screws not seated properly, penetrations for solar, exhaust fans and air-conditioners sealed with silicone instead of being flashed, gutters without enough fall, and ridge capping that lifts in the first big storm.

Check the builder's warranty first

If your home is only a few years old, contact the original builder in writing before paying someone else. New homes have statutory defect warranty periods, and QBCC has a complaints process if a builder doesn't respond. QBCC can direct a builder to fix non-structural defects reported within 12 months of completion and structural defects for up to 6 years 6 months; home warranty insurance claims have shorter deadlines (QBCC: help with defective work, checked 18 Oct 2026).

Heat and ventilation

Many Coomera homes have dark metal roofs on single-storey homes. Roof spaces get very hot in summer. Roof ventilators and good sarking or insulation blanket make a difference to comfort.

Gutters and storm overflow

Estate homes often have eaves-less or narrow-eave designs. When gutters overflow in heavy storms, water can get straight into walls. Adequate gutter size, downpipes and overflow provision are worth checking.

Skylights and solar tubes

Solar tubes and skylights are popular here. Most leaks come from the flashing around them, which a licensed roofer can redo. Flashing roof penetrations is within the Roof and wall cladding licence class; see our licensing guide.

Coomera questions

My new home's roof leaks. Who fixes it?

Start with the original builder, in writing. If that doesn't resolve it, QBCC has a complaints process for defective building work.

Do roof ventilators help?

They can reduce roof-space heat and condensation, especially under dark metal roofs. They must be properly flashed to avoid leaks.
