Roofing in Southport

Southport QLD 4215: a local roofing guide.

Southport is the Gold Coast's central business district, but behind the towers are streets of older houses and low-rise units, many within a few kilometres of the Broadwater and the ocean.

Older homes, older roofs

Southport has some of the Gold Coast's oldest suburban housing, including post-war timber and fibro homes and 1960s–80s brick homes. Roofs are a mix of corrugated metal and concrete tiles, many already replaced once. Rusted fixings, failed flashings and tired valley irons are common.

Salt air and corrosion

Being close to the Broadwater and the sea means salt in the air. Steel roofing manufacturers set different product and screw recommendations for sites near breaking surf or other marine exposure. As a simple guide, BlueScope recommends standard COLORBOND steel for roofs more than 200 m from breaking surf and COLORBOND Ultra at 100–200 m, with other products closer in (COLORBOND steel FAQ; BlueScope TB-01A, checked 18 Oct 2026). Using the wrong grade can shorten a roof's life. Ask what product and fasteners are proposed for your address.

Units and strata roofs

Many Southport properties are small unit blocks. Roof work on a strata building is usually arranged by the body corporate, and the building class matters for licensing: a Builder – Low Rise licence covers classes 2 to 9 up to 2,000 m² (not Type A or B construction). See our licensing guide.

Asbestos

Pre-1990 homes and unit blocks can contain asbestos cement in eaves or roofing. Have it identified before work starts; removing more than 10 m² of bonded asbestos needs a licensed removalist.

Box gutters

Older unit blocks often have box gutters hidden behind parapets. If they block or rust, water overflows into the building. Regular cleaning and proper overflows prevent a lot of damage.

Southport questions

Who arranges roof work on a unit block?

Usually the body corporate, through its committee or manager. Individual owners normally can't commission work on common property roofs.

Why do screws rust before the roof sheets?

Fasteners are often the weakest point for corrosion near the sea. Using fasteners rated for the site's marine exposure matters as much as the sheet product.
