Robina is a master-planned suburb in the centre of the Gold Coast, developed from the early 1980s (Queensland Places, checked 18 Oct 2026), with homes around lakes, parks and the town centre.
The typical Robina roof
Most homes are brick or rendered with concrete tile roofs, and newer homes often have metal. Older homes in the first stages are now 30 to 40 years old, the age when ridge bedding, valleys and sarking need attention.
Builder-grade details
Master-planned estates were built at scale. Faults that show up years later include thin or missing sarking, small gutters with little fall, and penetrations sealed with silicone rather than properly flashed. These are worth fixing while other roof work is under way.
Lakes and trees
Lakeside and park-side streets collect leaves in gutters and valleys. Cleaning, gutter guards and correctly sized gutters prevent overflow into the eaves.
Restoration
A proper tile restoration replaces broken tiles, rebeds and repoints ridge caps, renews valley irons where needed and may include a coating. Ask for each step itemised and for the coating warranty.
Rendered homes and roof junctions
Rendered two-storey homes often have roof-to-wall junctions where a lower roof meets an upper wall. These need good apron flashings; failed flashings there are a common cause of leaks that show up inside on the lower floor.

Robina questions
Why does water stain my ceiling below an upper-floor wall?
Often a failed apron flashing where a lower roof meets the upper wall. A roofer should check the flashing before the roof tiles.
Is sarking required?
Sarking under tiles or metal helps with condensation, dust and wind-driven rain. Whether it is mandatory depends on the roof and site; ask the roofer what they propose.
