Burleigh Heads is a beachside suburb on the southern Gold Coast. It mixes older beach houses, renovated homes, new architect-designed builds and unit blocks, many within a short walk of the surf.
Salt spray is the main enemy
Homes within a few hundred metres of breaking surf are in the harshest marine environment for roofing. BlueScope recommends COLORBOND Ultra for roofs 100–200 m from breaking surf and refers sites closer than that to its selection guide, which points to higher-grade products (BlueScope TB-01A, checked 18 Oct 2026). Using the wrong product or screws can lead to early corrosion and void warranties. Rinsing areas of the roof that rain doesn't reach, such as under eaves overhangs, can also be part of the maintenance advice.
Older beach houses
Older homes often have corrugated metal roofs that have been patched over the years. Rusted laps, corroded flashings and failed gutters are common. A re-roof is a chance to upgrade to products rated for the site, add sarking and check tie-downs.
Modern homes and flat roofs
Newer homes in Burleigh often have low-pitch or skillion roofs and box gutters. These need careful detailing, because water moves slowly on low pitches. Leaks at box gutters and parapet flashings are typical problems.
Units
Unit blocks are arranged through the body corporate. Licensing depends on the building class and size; see our licensing guide.
Asbestos in older homes
Pre-1990 beach houses may have asbestos cement in eaves or old roofing. Have it identified before work starts.

Burleigh Heads questions
How close to the beach is 'severe marine'?
Manufacturers set bands by distance from breaking surf and other exposure. Ask the roofer which band your address falls in and what product they propose.
Why does my skillion roof leak?
Low pitches drain slowly, so laps, flashings and box gutters must be detailed carefully. Leaks usually trace back to those details rather than the sheets.
